You will find lots of floating devices such as noodles, diapers, air mattresses etc, in a chest on the dock. Patio will become your favorite place for meals, conversations, and relaxation while watching amazing lake sunsets. We keep outside refrigerator at the patio stocked with various refreshments and wood in the wood pile in case you want to have drinks by the fire Public boat ramp is less than a quarter mile away for convenient launching and loading of boats and jet skis. Wild Duck Marina is a 5 minute trip by boat or car where you can enjoy food, drinks and live music on Thursday, Friday, and Saturday. The Hideout golf club is less than 10 minutes away and we keep a set of clubs in the garage in case someone wants to go play.

Our two level 2600 sq. ft. octagon home sits on a lot covered with majestic oak trees offering a beautiful view and ample shade. The backyard has about 100 ft. of shoreline with a private dock. OUR HOME IS A NO PET, NO SMOKING RENTAL, MAXIMUM OF 11 PERSONS ALLOWED ON PROPERTY AT ANY TIME DAY OR NIGHT. The house has central heat and air with four bedrooms, three bathrooms, open concept living room, kitchen, dining, and lounge area. The large open area faces our back deck where we have a wall covered with windows overlooking the dock and beautiful Lake Brownwood. The living room has two couches, recliners, a large screen TV with dish, and a DVD player. WE ALSO HAVE WIFI! It has a wood burning fireplace for cozy evenings in the winter time. (Bring your own wood) The dining room table offers seating for eight people, plus we have four bar stools around the kitchen island. In the lounge area, we provide a cabinet with family games and puzzles, a table, and a sofa with extra stools to sit around the table while working puzzles. Sky lights throughout the house provide the perfect natural lighting. The kitchen is fully stocked with dishes, pots and pans, coffee maker and k-cup machine. We have all appliances including dishwasher, microwave, and refrigerator with ice maker. A FISH FRYER IS PROVIDED FOR OUTDOOR USE ONLY. (Electrical outlet on back deck) A washer and dryer are provided for your convenience. The house easily sleeps 11 people. Upstairs (the main floor, ground level at entry) is the master bedroom with queen bed and full length windows with lake view. It has an ensuite bathroom with his and her sinks, walk-in shower, and an old fashion slipper claw-foot tub (which is my favorite at the end of the day). A second bedroom is upstairs with queen bed and a daybed. There is a full bathroom in the hallway. Downstairs there are two bedrooms and a bathroom with a shower. One bedroom offers a queen bed while the other bedroom sleeps four. It has bunk beds and a daybed with a pull out trundle bed. Exit through the downstairs sliding glass door which overlooks the lake and you have a porch with a glider swing and side tables, a perfect place to sit and enjoy the backyard and lake view. The upstairs deck is spacious with two patio tables with chairs and a gas grill for outdoor cooking. Enjoy the mist system to keep cool on warm days. And after dark, it all lights up! The upper deck is the perfect place to watch the kids play in the backyard and in the lake. Our backyard is covered with beautiful oak trees where you will find a three person tree swing along with a round swing where kids of all ages can stand or sit and swing to the tree tops! The sidewalk leads down to the water’s edge where we have steps going down into the lake and a walkway leading to our dock. The dock is two levels and when the lake is full, we have 13 1/2 ft. of water at the end of the dock. The grandkids love to jump into the lake from the upper level! The lower level has a fish cleaning station and a swing. We also provide a paddle boat for exploring the lake. For your safety, life jackets are required! We provide various sizes; however, for a better fit please bring your own. For your convenience, there is an EZ Mart just outside our subdivision. They sell the essentials as well as fishing bait. Big G Foods Grocery Store, Dollar General, and Corina’s Mexican Restaurant are on Hwy 279 within a couple of miles from our home. Peaceful cabin with WIFI that has one bedroom and one bathroom that is located in a quiet area with the backyard leading onto Brownwood Lake water. This cabin comes with a spacious kitchen with a stainless steel refrigerator, updated electric stove, new microwave, new Keurig coffee maker, new toaster, and plenty of storage cabinets for groceries. A small grill is provided for outdoor charcoal cooking along with grilling utensils. Living area has comfortable couches in front of a large window with a big 75”TV. We provide a large picnic table outside that can seat around 20 people along with 4 extra lawn chairs. The inside dining table sits 6 people with a view overlooking the front yard. The bedroom has a 65” TV, a full size tall bed with bedding provided and we also provide two cots for 2 extra guest. Guest must provide bedding for extra guest. The bathroom is equipped with plenty of towels and a comfortable bench along with a small shower. The backyard is big enough for a cookout or a small gathering. This cabin provides the comforts of home along with comforts of fishing or kayaking from your own back yard or off of the newly acquired boat dock.

Plus the sofa contains a queen-size bed. The bathrooms are spacious and you have the option of tub or shower. The back yard is great for sprinkler fun or toddler's swimming pool, or for just kicking a ball around or playing catch. Plenty of off-street parking in front. The kitchen has a stand alone ice maker which will keep you well supplied with ice for the duration of your vacation. And of course, a full refrigerator, microwave & dishwasher. Outside cooking can be done on the Gas Grill provided. Also available (upon request) is a large smoker for cooking brisket, chicken, ribs, etc. to perfection. Please use your beach towels and keep our bathroom towels at the house. If you've forgotten a required life jacket, we will have a few on hand that you can borrow. But please remember to bring your own so you can be sure you have a proper fit and your safety is not at risk. There are many fine restaurants in Brownwood (about 7 miles). One of our favorites is Underwoods BBQ Cafeteria. But you won't be disappointed by Humphrey Pete's Steak House, Section Hand Steak House, Lemons' Bar-B-Q, Schlotsky's, China King, Chili's, Prima Pasta, CiCi's Pizza, McAlister's Deli, Cotton Patch, Jeff's Burgers, The Turtle Restaurant and many more. Corina's has fine Mexican food and is located on Hwy 279 in the lake area. Also, Wild Duck Marina is just about a mile from the house and they have a great grill. The Hideout Golf Course is located at Lake Brownwood in the Feather Bay area just a few miles from the house. It is a well manicured 18 hole course, sure to suit your fancy! And The Hideout Restaurant is located there. Several times a year the historic Lyric Theater has a play. Often these are attractive for children. Brownwood has a movie theater as well as a large swim complex and bowling alley. Fancy's Day Spa would be happy to book a spa appointment for you. If you are a fisherman, you will find this lake is excellent for fishing. You might want to enter the Bass Fishing Tournament they have each year. Plenty of off-street parking. No RVs please. This 3 bedroom 2 bath house has a very homey fee. It is a large 2700 sq. ft. house and is in Cason Cove on Lake Brownwood. It includes the boat dock. It has an out side seating area in the back by the lake. It is located on a half acre of land. Most of Lake Brownwood is in the country and there is lots of wild life around. It is a 15 minute drive to the city of Brownwood. There is also boat rental facilities near there as well. We have 3 queen size beds and 1 twin bed. The area is very quiet and we have awesome neighbors. There is no life guard so you would need to be a good swimmer or bring a life jacket. Also the depth of the water off the dock at it's fullest is 8 feet. The water level goes up and down from day to day, so no diving head first and no going down the slide head first. You may want to check the water level before boating as well. Our neighbors tell us the fishing is pretty good from the dock, so you can bring your fishing poles too.

Jamison Mercantile An old-fashioned, small-town type general store (more of a boutique gift shop) with lots of really cool stuff. The Family House is our 4th installment to 3 Springs Ranch & Resort and will be available to rent beginning Memorial Day weekend. Welcome to Kozy Days Lake House. Our waterfront property is a hidden gem on Lake Coleman. With our spacious 4 bedroom, 2 bath home, we can accommodate 12 guests in the house. Boat dock, fenced yard, and RV accessibility. Our Lake front property is facing west on a wide "no wake zone" area of Lake Coleman. This area of the lake is very easily accessible. It is just a 15 minute drive to Coleman, TX where you can find restaurants and small town shopping. Or it's just 45 minutes to Abilene, TX where you can find Abilene Regional Airport, and anything you need from a larger city. The property has approximately 100 feet of shoreline with plenty of yard for the kids to run around. Weather permitting you will see some of the most amazing Sunsets in your life. At the shoreline the water gets gradually deeper and at the end of our boat dock, is deep enough for swimming and for your boat. The property is very spacious with lots of room to toss the ball around, play badminton or volleyball. The house has 4 nice sized bedrooms, 2 full bath (showers only, no actual bath tubs), washer, dryer and a combination living, kitchen & dining area. Each bedroom has a king sized bed. The main living area has a 65" Smart TV. The downstairs master bedroom also has a set of bunk beds, and a small TV. Upstairs, you will find 2 bedrooms with King beds, a full bathroom, a loft with 4 twin beds, and a deck overlooking the lake. The house has central heating and air conditioning. We can accommodate 12 people. On the property there is a large patio area with a gas grill and plenty of seating, a wood fire pit, a two car carport, and it also has one 30 amp and one 50 amp electrical outlet for an RV on the side of the storage shed. Water can be provided to the RV but no septic hook-up. If you do decide to bring an RV make sure you only drive on the designated part of the property. If the RV uses the property's electricity then it is an extra $30 dollars per day. We should have everything you would need to comfortably stay a week, or a weekend (except for food and drinks). There are plenty of pots and pans, cups (drinking and mugs), utensils for eating and utensils for cooking, dishes/bowls and wine/beer openers. You will be provided with bathroom towels, toilet paper, shampoo & conditioner, soap and paper towels. On the property during summer season, there are two kayaks for your use. When using these water crafts a life vest must be worn at all times. A standard life vest will be provided for the average person but if you have young kids or non-average sized person then you need to provide a life vest which is specifically designed for their size and weight. Included with this property for your use is: WiFi (the password will be provided when you arrive) a hair dryer, an iron and ironing board, a DVD player (no DVDs though). There are 3 fire extinguishers on the property, one on each level of the house and one on the patio. Not included with this rental are: food, beverages, ice, beach towels, bug spray, sun screen, first aid, any personal items like toothpaste, deodorants, toothbrush, comb, hair brush etc. There is basic cable TV but nothing fancy like Showtime or HBO. Our Beautiful Cottages overlooking coleman Lake are very beautiful and cozy. We have 3 Cottages to choose from The Ranch Cottage, The Cedar Boat Cottage, and The Dragonfly Cottage. Each one are furnished with all the linens. One Queen bedroom with a pullout sleeper sofa in living area. Equipped with outdoor grill. Refrigerator, microwave, coffee pot. Lots of pictures on website. Wonderful walk-in showers . The back decks on each cottage are wonderful and relaxing. Lots of wildlife.

Country getaway home and property 100-120 miles from the Dallas area. Four bedrooms, four and 1/2 baths on 200 acres situated on a 50 acre private fishing lake. Large open kitchen and living area. Eating area plus dining room and study. We also have an outdoor patio, putting green, hot tub, and a screened in sunroom. We are located 4.5 miles west of De Leon, TX. We are secluded but very easily accessible. Several big screen TV's, satellite tv service, and very fast internet. Mowed two mile walking trail throughout the property and a ski lake (Lake Proctor) only 20 minutes away. You may bring an OUTSIDE pet. NO PETS INDOORS.

The property is a great get-away for a weekend, or longer if you have the time. There is a charcoal grill for your burgers, steaks, or the fish you catch. Although the over-all feel and appearance of the house is rustic, it has all been constructed since 2000. This 3 bedroom house sleeps 9 guests total. There is a tub and shower in one of the baths and a claw-foot tub in the other. Linens and towels are furnished. There is a Smart TV with DVD and VCR and several selections of movies - no satellite. The TV does connect to the internet and if you have an account- Netflix, Hulu, etc., can be streamed. The entertainment is purposely self-made. There are games and puzzles for a rainy day or just for fun. The fenced yard is a great place for a slip 'n slide or sprinkler fun. The lake is not good for swimming, but there is a city pool at Goldthwaite. There are some life vests for the paddle boating, but to ensure each person has the correct size you would want to bring your own. The fish feeder goes off each morning before 8:00 am. There are some wild ducks who like it as much as the fish. In addition to the native wildlife, (Whitetail Deer, birds, plenty of fox, armadillos, raccoons and rabbits!), this has been a semi-working farm for the last 10 years, although we have recently sold our herd of sheep due to the drought- the pastures need a break to re-grow. The 50 acres has recently been cleared of the invasive cedar, and is now an even better place for walking and exploring. An added benefit is that you can now view the train passing from almost any point on the property. It's a great place for family and friends alike. We have added wi-fi for your convenience.
